Job Summary
We are seeking an experienced BMS Engineer to ensures effective monitoring and control of building systems such as HVAC, chilled water systems, ventilation, electrical systems, lighting, pumps, water systems, and other MEP equipment through centralized BMS platforms. The BMS Engineer coordinates with MEP, electrical, mechanical, ELV, ICT, and commissioning teams to ensure proper system integration and compliance with project specifications and client requirements. Also, responsible for the engineering, installation, programming, integration, testing, commissioning, and maintenance of Building Management Systems for construction and infrastructure projects.
Responsibilities
- Review BMS specifications, drawings, control schematics, sequences of operation, I/O lists, points lists, and equipment schedules.
- Prepare/review BMS shop drawings, system architecture, control diagrams, wiring diagrams, network layouts, and technical submittals.
- Carry out BMS engineering, installation, configuration, programming, testing, and commissioning activities.
- Configure and program DDC/PLC controllers, field devices, control panels, and BMS workstations as required.
- Integrate HVAC and other MEP equipment, including:
- AHUs, FCUs, FAHUs and ventilation systems
- Chillers, cooling towers and chilled-water systems
- Pumps, valves and actuators
- VAVs and dampers
- Temperature, humidity, pressure, flow and CO₂ sensors
- Electrical panels, meters and energy-monitoring systems
- Lighting and other building services where applicable
- Perform point-to-point testing, loop checking, functional testing, and sequence-of-operation verification.
- Troubleshoot BMS hardware, software, communication, controller, sensor, actuator, and network-related issues.
- Configure alarms, trends, schedules, graphics, reports, and user interfaces.
- Perform integration with third-party systems using communication protocols such as BACnet, Modbus, KNX, LonWorks, and OPC, depending on project requirements.
- Coordinate with HVAC, electrical, mechanical, ELV, ICT, fire alarm, and other system contractors for interface requirements.
- Coordinate with consultants and clients during inspections, testing, commissioning, and system demonstrations.
- Verify installation of BMS panels, controllers, sensors, actuators, control cables, and network equipment.
- Support Testing & Commissioning (T&C) and integrated system testing.
- Prepare and maintain testing records, commissioning reports, as-built drawings, O&M manuals, and handover documentation.
- Ensure BMS installations comply with approved drawings, project specifications, applicable codes, and client requirements.
- Support system optimization and energy-efficiency initiatives through BMS monitoring and control strategies.
Required Qualifications
- Bachelor's degree in Electrical Engineering, Mechanical Engineering, or related fields.
- 5-7 years in BMS engineering roles.
- Strong understanding of HVAC systems and their control sequences.
- Practical knowledge of DDC controllers, sensors, actuators, control valves, dampers, VFD interfaces, and BMS control panels.
- Good understanding of BMS networking and communication protocols, particularly BACnet and Modbus.
- Experience in installation supervision, testing, commissioning, troubleshooting, and system integration.
- Familiarity with major BMS platforms such as Siemens, Schneider Electric, Honeywell, Johnson Controls, Trane, Automated Logic, or equivalent is highly advantageous.
- Ability to read and interpret MEP drawings, control schematics, P&IDs, electrical drawings, and technical specifications.
